Director of Workplace, Real Estate, & Facilities

The Opportunity:
Reporting to the Head, Enterprise Security, Workplace & Real Estate, as the Director of Workplace, Real Estate, & Facilities, you will be responsible for all real estate and workplace projects globally. This requires setting and owning mid-term strategies for regional teams which are aligned to CSL's 2030 strategy, GLG priorities, and business objectives. To deliver on these critical strategies, you will be required to lead the global team through multiple project life cycle activities to deliver expansion, growth, and divestiture of different real-estate transactions in approximately 35 countries to meet enterprise and local strategic requirements. You will need to gain influential partnerships with Engineering, Procurement, Commercial Operations, R&D, external contractors, and customers, all the way through to the Global Leadership Group. You will also be responsible for building and implementing Real Estate and Workplace Solutions vision, strategy, goals, operational model, and objectives for cost, quality and service improvements and risk mitigation across the entire CSL global, enterprise properties portfolio. You will be accountable for establishing and overseeing real estate programs, processes, and systems.You will deliver an outstanding workplace experience for CSL employees across all facility types, including aesthetics and design coupled with seamless operations. You will be a key enabler and driver of related change management programs including CSL Connects.You will lead strategy and planning for CSL's global portfolio of real estate, including space planning and vendor relationships. You will directly lead and inspire a team, including defining organization structure, setting motivational goals, actively managing, and developing others. You will set the standard for how workplace solutions and real estate partners with a very diverse set of partners globally, from executive leadership to IT to Finance to strategic suppliers. You will be accountable for the delivery of related projects, KOP site services, including all soft and hard services. This includes facilities management and coordination of site related events.This is a hybrid role, which offers a combination of an onsite and remote work schedule. #LI-hybrid The Role:
Enterprise Real Estate Develops and implements the real estate management strategy for the Enterprise. Develop and execute global real estate harmonized vision, process, procedures and KPI's to deploy across the business units to enable the corporate to lead and document efficient business decisions. Establish the real estate management end-to-end operational model. Delivers and directs the CSL global property plan. Responsible for driving value in the real estate portfolio, capturing value, and establishing the reporting structures. Understand and advise the Enterprise on Real Estate market dynamics for timely decision-making process. Partners with Finance to ensure appropriate real estate cost charging structure reflective of organization size and location. Direct the real estate portfolio establishing projects and initiatives to improve value. Follows-up on all partnership activity including the tracking, documentation, and status reporting of all collaborations. Ensures effective communication is occurring as needed between internal parties and external parties as it related to the collaboration. Interacts with key stakeholders, tracks milestones, and identifies scope for enhancing these relationships. Strategic Integrated Facilities Management Ensure the use of an SRM (Supplier Relationship Management) approach, manage category IFM supplier contracts, relationships for all regional portfolios; including KPI's and processes to ensure that financial milestones, contractual obligations, compliance requirements and milestone liabilities associated with third party service contracts are appropriately managed. Strategically interact and influence various site senior executives to establish and drive an appropriate ongoing IFM Committee/Forum. Ensure alignment with the Global IFM program yet allowing for regional and site requirements. Quality assurance of contractual changes, provide guidance on the implementation of any required changes, and proactively integrate new requirements into compliance programs. Drive the delivery of operational plans and share best practices as it relates to policies, processes, and governance. Identify common operational and business needs across sites, and work to address them through the global program. Identify the areas of IFM service delivery for which compliance is required. Ensure delivery of value realization and monitor overall performance against developed KPIs and metrics. Global Workplace Solutions Responsible for workplace solutions strategy development and implementation. Create, develop, and execute a global Office Workplace Standard to reflect the new-normal space utilization culture, maximize employee experience and Footprint optimization. Post-COVID cultural change management. Drives change management for all related projects and activities. King of Prussia Facilities Leadership Ensures appropriate direction for site Facilities strategy, including hard and soft services, CSL employees, and integrated facilities management providers. Ensures SLAs, KPIs and processes to ensure that financial milestones, contractual obligations, compliance requirements and milestone liabilities associated with third party service contracts are appropriately managed. Accountable for management of site standards, internal stakeholder alignment and communications. Drives budget, innovation, and ways to reduce costs. Health and Safety Promotes the implementation and follow-up of safety initiatives, safety policies, safety rules, procedures, and systems for his/ her area of responsibility. Ensures discipline to adhere to safety policies, safety rules, practices and behaviors as instructed/ rolled out by the safety function (EHSS). Ensures that written safety goals according to the company's safety objectives for each individual contributor in the team are rolled out and enforced in the performance management system. Ensures contribution of her/his department to support safety initiatives and to execute on safety issue reporting, near miss reporting and EHSS KPI reporting. Your Skills and
Experience:
Bachelor's degree in engineering, real estate, finance, or related field required, advanced degree preferred and/or an MBA. Demonstrated success with at least 15
years of experience required in space planning, real estate portfolio negotiation and management, workplace construction and renovations, facilities and vendor management, and innovation and experimentation. At least 10 years of direct real estate experience and leading complex, global teams. Strong experience providing direction to EPC firms and having accountability for service provider executive relationships. 10
years business experience in progressively more responsible roles. Bring a generalist perspective from multiple experiences in corporate business environments, ideally with depth of expertise in, project management and facilities management. At least 10 years of leading multi-disciplinary teams and directly managing people. Experience leading leaders and organizations with a significant internal workforce and external providers. Ability to coordinate vision into action through others and independently. Excellent leader of people and teams, including defining roles, coaching, and career development. Ability to define problems, collect data, establish facts, solve problems, make recommendations, and draw valid conclusions in a timely and accurate manner. Effective communication skills, oral and written. Sound judgment and reasoning skills. Ability to prioritize and successfully manage multiple projects/deadlines simultaneously. A wide degree of creativity and strategic thinking. Demonstrated ability to deliver solutions in a changing environment. Experience in a global Matrix organization.
